The VILLA AT SHINAS project was envisioned as a spacious yet intimate family residence set within a large natural setting. The generous land area allows the built structure to breathe, creating a balanced relationship between architecture and landscape.
Shinas offers a serene coastal setting with stunning Gulf of Oman views, nearby mountains, and proximity to both local heritage sites and the UAE border. The design draws inspiration from this natural context while preserving core Omani spatial principles: generous majlis spaces for guests, clear separation of public and private zones, and strong emphasis on family togetherness.
Ground Floor Layout
The ground level is conceived as the true heart of Omani domestic life, dedicated to welcoming guests and daily family interaction:
- Male Majlis – A spacious, formal receiving room with comfortable seating layout, independent entrance, and high level of privacy for male guests.
- Female Majlis – A separate, dedicated ladies’ majlis ensuring complete comfort and cultural privacy.
- Family Hall – An open, relaxed living space for everyday family gatherings, entertainment, and bonding.
- Additional Sitting Area – Flexible casual seating zone for informal conversations or reading.
- Kitchen + Separate Dining Room – Modern, functional kitchen designed for traditional Omani cooking, paired with a distinct formal dining room to accommodate extended family meals.
This arrangement maintains the classic Omani spatial hierarchy — public hospitality zones flow naturally into private family areas while preserving cultural norms of gender separation when required.
First Floor Layout
The upper level is exclusively private and restful:
- Three Bedrooms – Generously proportioned secondary bedrooms, each benefiting from ample natural light, cross-ventilation, and built-in storage.
- Master Bedroom – Luxurious principal suite featuring en-suite bathroom, walk-in wardrobe space, and potential panoramic views toward the sea or mountains depending on orientation.
- Family Hall (Upper) – A versatile secondary living lounge that can function as a home theatre, children’s play area, private family retreat, or quiet reading space.
The Majlis space reflects a welcoming atmosphere designed for formal gatherings, combining proportion and comfort. The Women Majlis ensures privacy and cultural consideration while maintaining aesthetic continuity with the rest of the home.
The Dining Room is arranged as a separate yet connected space, ideal for hosting extended family dinners. Meanwhile, the Family Hall with its double-height ceiling introduces architectural drama, allowing natural light to cascade into the heart of the home.
The Master Bedroom is designed as a private sanctuary, complemented by elegant detailing and access to an open balcony that enhances the sense of retreat. The bathrooms are finished with refined materials, emphasizing functionality while maintaining design consistency.
